Invergordon lies in the north of Scotland within the Highland Council area, approximately 22 miles north of Inverness on the north coast of the Cromarty Firth. Nearby settlements include Alness 3 ½ miles to the west and Dingwall 13 miles to the south west.  The centre of Invergordon lies just 3 miles from the Dalmore Junction of the A9, the main route connecting the M9 motorway at Perth to the tip of Scotland at Thurso.

Invergordon is a popular town and employment centre within the Highlands, which offers many local amenities, including banks, a medical centre, hotels, supermarkets and a variety of shops.  In addition to these services, there are several primary schools, as well as Invergordon Academy nearby. The area itself offers a wide range of outdoor and recreational activities including hill walking, fishing, sailing and horse riding.  The larger settlement of Dingwall lies 13 miles to the west and Inverness lies 22 miles to the south, which offers a wider range of services as well as an international airport.

Extending to approximately 1.1 acres (0.44 hectares), the site comprises a large area of hard standing and loose rubble covering the majority of the site.  The remainder of the site consists of a grassed area to the west and road frontage to the south.  The north of the site is grassed in parts, with a steep embankment sloping upwards, covered in a variety of semi mature trees and self-seeded planting. The site is bounded by residential properties to the west and east, by the high street to the south and to the north by a wooded area.  The site had previously been home to the Victoria Garage, however, the site has since been cleared of all buildings and now lies vacant.

The site is currently allocated in the Inner Moray Firth Local Plan for 16 houses, providing a mix of affordable or sheltered housing. The site had outline planning permission for residential development under planning Ref 09/00450/PIPSU with an indicative scheme showing 10 x flats and 6 x 1 ½ storey houses.  The decision lapsed on 3rd March 2013.  Previously the site had been allocated for a church and last used as a garage site.

The site has direct access onto the High Street.

From Inverness, take the A9 north over the Kessock Bridge and onto the Tore roundabout and follow the A9 signs for Whick/Thurso.  Continue along this road taking a left to Invergordon (B817).  At the roundabout take a left and carry along the shore road.  Take a left signposted ‘Town Centre’ and continue along the High Street to the eastern end.  The site is located on the left hand side of the road at the foot of Seabank Road.
